When you hand over the management of an investment property, we recognise that you are trusting someone with one of your most valuable assets.
For us, property management has never been about simply collecting rent, arranging repairs and conducting inspections. It is about protecting your investment, providing sound advice, communicating clearly and making sure you feel confident that someone is genuinely looking after your property. That is the thinking behind our promise:
Your Property, Our Priority.
There are plenty of property management agencies in Perth, and on paper many of the services can look similar. The real difference is how those services are delivered, who is looking after your property and what support sits behind them.
We wanted to take the time to explain the Abel difference. Whether you are an existing landlord or tenant, or looking to switch management, we hope this gives you some context to who we are, what we promise and what you receive.
One Property Manager. One Point of Contact.
One of the most important differences in our approach is simple: you have a dedicated Property Manager.
That means the same voice on every call, one that knows your property and its history. Your Property Manager is your primary point of contact and oversees the management of your property, giving them a complete understanding of your investment, your tenant and your individual circumstances.
That continuity is what makes real communication possible. When one person holds the full picture, you’re not repeating yourself or waiting on someone to catch up. You shouldn’t have to chase your Property Manager to find out what’s happening with your property; they’re keeping you informed because they’re across it from day one.
To us, that’s what communication means: providing context, recommendations and advice, grounded in a real understanding of your property, so you can make confident decisions.
Your Property Manager Isn’t Working Alone
Having one point of contact doesn’t mean having only one person looking after you. Behind every Abel Property Manager is a wider support structure.
Our Property Managers are supported by an Assistant Property Manager based in our Leederville office, together with administrative support from our virtual assistants. The purpose of this structure is very deliberate, in that it enables our Property Managers to devote their time where their experience adds the most value; communicating with landlords and tenants, making decisions, monitoring properties, solving problems and providing advice.
Direct Support from the Head of Department
Property management can sometimes involve complicated situations. Arrears, difficult tenancies, disputes, major maintenance, insurance matters and changing legislation can all require additional experience and oversight.
As Head of Property Management, I work closely with our Property Managers and am available to provide support and guidance when matters require escalation. Our landlords therefore have the benefit of their dedicated Property Manager, while also knowing there is an experienced department head available behind them when needed.
For me, this is an important part of providing a genuinely accountable service.
Experience You Can Rely On
Systems and technology are important, but property management is ultimately a people business, and experience matters.
Our Property Management team has approximately 80 years of combined real estate industry experience, with an average team tenure of approximately 5.5 years. We are particularly proud of that stability.
Long-term team members build knowledge. They understand our systems, our expectations, our landlords, our properties and the challenges that can arise throughout a tenancy. For our clients, that means greater continuity and confidence in the people responsible for managing their investment.
We Conduct Our Routine Inspections In-House
Routine inspections aren’t something we believe should simply be ticked off a list. They are one of the most important opportunities we have to physically see your property, monitor its condition, identify potential maintenance concerns and understand how the tenancy is progressing.
Our routine inspections are conducted in house, allowing our team to maintain a genuine connection with the properties they manage. Over time, that familiarity can be
incredibly valuable. It helps us identify changes, understand recurring maintenance issues and provide landlords with more informed advice about their investment.
Local Expertise and Real-Time Market Insight
Property management isn’t something that happens from behind a desk. Our team is actively leasing properties, attending home opens, reviewing applications, speaking with tenants and monitoring enquiry across the Perth rental market.
That gives us valuable insight into what tenants are responding to right now. We combine market data with what we’re seeing firsthand to provide realistic advice around rental pricing, presentation, tenant demand and leasing strategy.
Particularly as market conditions change, this real time knowledge can make the difference between simply advertising a property and having a considered strategy for achieving the right outcome.
The Resources of a Full-Service Agency
Being part of the wider Abel Property business also gives our landlords access to resources beyond day-to-day property management. With established sales, property management and marketing resources within the business, we can support our clients as their property journey changes.
You may be leasing your investment today, considering renovations tomorrow, purchasing another property in the future or eventually deciding it is time to sell. Whatever the next chapter looks like, you already have a team around you that understands your property.
At Abel Property, your property is our priority.
If you’re wondering whether you’re receiving the level of service your investment deserves, we’d be happy to have a confidential conversation about your current management or provide an obligation free rental assessment.
