Understanding How Abel Property Manages Your Accounts

At Abel Property, our goal is to make property ownership as seamless and stress-free as possible for our landlords. As part of our comprehensive management service, we can receive and pay your property-related accounts on your behalf — including land tax, council rates, water rates, water consumption, and landlord insurance — provided we have your written authority or approval via email.

How It Works

When authorised, these accounts are directed to our office and paid from the rental funds collected for your property. Each payment made on your behalf will appear clearly itemised on your landlord statement, along with a copy of the invoice for your records.

We encourage all landlords to retain their statements and invoices, as they are important documents for both your personal record keeping and for your accountant when preparing your tax return.

Managing Water Consumption Accounts

We often receive questions about how water consumption accounts are handled, as this can cause some confusion.

Generally, the account remains in the landlord’s name. Our office receives the invoice, pays it from the rental funds, and ensures that the account is settled promptly to avoid any late payment penalties or interest charges. Once paid, we then on-charge the tenant for their portion of water consumption. This process allows us to manage the billing efficiently — issuing the tenant’s account, monitoring payments, and following up if necessary. If payment is not made within the required timeframe, our team can issue breach notices in accordance with the lease terms.

Our lease agreements provide tenants with 14 days to make payment from the date the account is issued. Please note, if an account is issued toward the end of the month or statement period, the credit reimbursement to the landlord may not appear until the following month’s statement.
